What an ideal seller or buyer needs to do to drastically improve the moving process. All of these actions can take weeks and doing them in advance will make the move swifter and more secure… meaning much less stress.
1. Finances - to be done before you start viewing properties or putting yours on the market.
If buying with cash or part cash deposit - Get the finances in order. Have the cash ready in an instant access account and provide full proof of how they accumulated the cash. Eg. proof of regular savings, sale of a property etc.
If buying with some mortgage get your broker to do all of the credit checks then provide the Agreement certificate in readiness for the right home to pop up.
Get a total cost to move.
2. Solicitor or conveyancer - to be done before you start viewing properties or putting yours on the market.
Instruct your solicitor – sign their terms and do the Money Laundering check with them. Put them on hold for when you find a buyer or new home. This could cut two weeks off the moving time.
3. Property Pack - to be done before you put yours on the market.
If selling a property… get your contract pack ready (ours is called a Buyer's Information Pack) in advance including the Legal TA (Transaction) forms and all the information about your home that a buyer’s solicitor will want to know. This could remove most solicitors ‘enquiries’ and cut eight weeks of the moving time. The fuller the pack is, the shorter the conveyancing time is.
4. Reservation Agreement - to be done as part of offer acceptance.
Insist on a Reservation Agreement – this is a completely fair legal agreement to lock in the deal between seller and buyer when an offer is accepted. Virtually all other countries do this under law.
