Cost of moving

There are different costs involved when you buy or sell, these figures are a very rough ballpark guide, we will happily get you an accurate costing based on your exact requirements and circumstances.

Buying:

  • Conveyancing inc disbursements (In law, conveyancing is the transfer of legal title of real property from one person to another. Disbursements are third party costs, ie searches or land registry fees) This depends on price/area/tenure but can range from £2,500.
  • Stamp Duty Land Tax - You must pay (SDLT) if you buy a property or land over a certain price - click here stamp-duty-calculator 
  • Surveyors (Optional fee) - £550 (under £300,000) to £900 (up to £1M) depending on purchase price and type of survey.
  • Removals (Optional fee paid once) can be around £1000 to move from a medium size property.
  • Mortgage costs could be in the region of £1000 but often added to the mortgage, so nothing to pay upfront.
  • Deposit... are you putting down a saved deposit or a deposit from the equity in the property you are selling?

Selling:

  1. Energy Performance Certificate (EPC) done every 10 years costing around £100.
  2. Estate Agent's fee can be 1 to 1.5% of the sale price plus vat.
