Material Information in Property Listings
On 16 November 2023 this became law. All agents now need to provide Material Information upfront on their website as well as Rightmove and any other portals on all properties for sale or let.
Material Information is important information buyers and tenants should be aware of before they commit their time and money travelling to view a property.
Cooper Adams for some years now has been providing Buyer Information Packs which contain all this information and we are now displaying more information on our property descriptions. Trading Standards do not want a potential buyer travelling some distance to discover a problem that could put them off and for this reason want the buyer to have access to this before they book a viewing. Trading Standards can enforce this at any time.
Cooper Adams again are the first agent in the county to incorporate the new legislation into their business.

All our online property brochures now show the new Required Material Information in one place.
*We perceive standard construction to be brick/block with cavities and a tiled roof. Mains electricity, water and sewerage. The building to be generally safe to the eye, no restrictions or rights of way, flood details are in our Key Facts, our area does not suffer from coastal erosion or mining, planning is on our Key facts. We always ask the seller for all this information, we can only provide the information the sellers provide to us. Sometimes if the seller is some distance away they will not know the answers.
