GETTING GOING
1. Signing our agreement triggers the start of this process.
2. We will guide you on the right price to entice.
MAKING YOUR PROPERTY SHINE
3. Help a seller with choosing a solicitor and removal company.
4. We help you with any important maintenance issues to show your property favourably.
5. Schedule professional photography & videos.
6. Schedule the floor plans with room measurements and garden measurements.
7. Prepare a full and comprehensive list of all the benefits of your home.
8. Help you gather all the information required for a buyer’s solicitor to check through including the Energy Performance Certificate.
9. The office team will visit to know exactly what they will be selling.
10. Prepare all the marketing for print and online including engaging descriptions and imagery.
SPREADING THE WORD
11. With your permission display a For Sale sign to attract local buyers.
12. Contacting potential buyers via our large database across all our offices as well as potential buyers via post, telephone, social media, window cards, email and websites to get ready for viewings.
SELLING AND VIEWING
13. Once you authorise us, we will commence with ‘always accompanied’ viewings.
14. Next day viewing feedback to you is standard.
OFFER TO COMPLETION
15. All offers are interrogated and submitted to you in writing with our recommendations and negotiations.
16. When the offer is acceptable, we check out the buyer with a fine-tooth comb including their funds and any chain details, to protect you.
17. Most sellers opt for our ‘Secure Sale’ service where we set up a Reservation Agreement to legally lock in both sides to stop either side pulling out on a whim, as without this 1 in 3 sales falls through in the UK.
18. We send to the solicitors the full information pack you organised at the start shaving many weeks off the transaction time.
19. We progress your sale at least weekly and give you the updates, as we progress towards exchange and completion.
20. Completion/Moving day arrives!
