1. Please provide a copy of the covenants to your clients and ask them to confirm there have been no breaches of the restrictive covenants affecting the title.
2. Is your client aware of any overriding interests affecting the property?
3. Please confirm your client will make good any damage caused by the removal of fixtures and fittings.
4. Please confirm that the filed plan accurately reflects the property as it is on the ground.
5. Please confirm that any alterations or additions at the property that do not have the relevant planning and building regulation consents have not been deliberately concealed from the local authority.
6. Please confirm your client has never experienced any difficulties exercising the rights referred to in the Office Copies.
7. Please confirm services to the property connect directly from the road and that no rights are required over adjacent or neighbouring property for this purpose.
8. Has your client been required to enter the neighbouring property to maintain his own property?
9. Have any neighbouring properties been required to enter your clients’ property to maintain their property?
10. Please provide an up to date water bill. This is required for our drainage search result due to how old the property is.
11. We note that there is a management company involved with the estate and there is a restriction listed at entry B3 of the OCEs. Please provide us with the management pack.
12. We note that there is a HCA charge against the property. We will require your undertaking to redeem these within the replies to Requisitions on Title.
13. We require a full copy of the marriage certificate as part of the certificate has been cut off.
14. We note that the property was built in 2017. Please provide us with the new build warranty certificate, planning permissions and Building Regulations Completion Certificate for the property.

18. The protocol forms have been signed but not completed. Please arrange for these to be completed and returned to us.
19. We attach our local search result. Please provide us with the documents which are shown highlighted thereon.
20. Please provide replies to requisitions on title in form TA13.
21. The draft contract is approved subject to the following amendments:-
(a) The insertion of our clients’ full names being Tracy Marie Shrubb and Steven Christopher Churcher.
(b) The deletion of the wording “created by the Seller” within the specified incumbrances section.
22. Please see attached draft TR1 for your approval.
