Anyone can sell a property, just put a homemade sign outside your house with a price on it 20% lower than our valuation and people will buy it. Use any other agent and they will probably get a low offer and sell it. (Our evidence proves this)
If it was just about getting a buyer and a fair price, most agents can do this but you will lose money.
The object is getting a buyer at the best possible price. We monitor on an annual basis achieved prices over asking prices as a percentage to compare us against other agents and to make sure we are hitting our own targets. Most years we achieve at least 3% more than our competitors and the industry average. On an average property in our area this can put around £15,000 more in sellers' pockets, I'm sure you agree a tidy sum.
How do we do this? We spend an awful amount of time analysing how we can improve this. Looking carefully at how we present and promote a property our aim is to get the property looking the best it can and be seen by as many people as we can, this will increase viewings and offers, the owners can pick the best offer. We are also very good at negotiating offers. Most agents will take the first offer even if it's 5% below the asking price. We will not.
