We know some agents can get you onto Rightmove the same day as they come round to meet you for the first time, but we all know to rush things we need to cut corners.
We firmly believe in doing the absolute best for our sellers and landlord clients and that means finding the best buyer or tenant who will make the best offer.
The faster something is created normally is lower quality. Taking care and doing things properly takes more time, fine food, wines, cheeses, port and many other things in life are handcrafted with attention to detail to maximise the end product.
Yes we can match our competitors if you are in a rush but if you want the best (as most of our clients do) it will take us a week or two to launch your home to market.
For us to do a photoshoot, have the photos professionally edited, create the floor plan, prepare an Energy Performance Certificate, create the brochure, prepare the legal forms that make up a 'buyer's information pack' the whole team to inspect your home, do our walk around video and create a marketing plan - as you would expect takes longer.
Our buyer's information pack is designed to answer as many questions as possible they and their solicitors could need - complete transparency upfront. This is ready on day one so they can make an offer based on all the information - if their offer is successful the pack provides most of the information for a draft contract to be sent out immediately shaving many weeks off the transaction time to exchange contacts.
You only get one chance to make a first impression - Launching a property early before the photos are done with no floorplan and draft details will never look its best, it just won't stand out.
We also do a staggered launch to build excitement and hunger from buyers. We manage this very carefully - buyer's know they need to act quickly and offer high before we open the flood gates to whole of market.
