Cost price selling a property

How many hours does it take selling a property and some of the costs.

  1. Preparation before the market appraisal/valuation – researching the market and values – 1/2 hour
  2. Our meeting and property inspection exploring the best marketing plan and looking at the future move and purchase 1/2 hour to 2 hours, say on average an hour.
  3. Compiling a full report with marketing prices and reasons why = 1 hour.
  4. Preparing the property for marketing including or in house photography, floorplans and brochure write up at the property. One and a half hours.
  5. Compiling the brochure, editing the photographs, plans, text preparing newspaper advertising, internet, window cards and social media. Two hours.
  6. Contacting all our database and arranging viewings two hours.
  7. Conducting viewings and follow ups, some properties this could be ten hours, some more some less.
  8. Checking offers and chains and agreeing a sale at least another hour.
  9. Weekly sales progressions checking solicitors, buyers, sellers, agents up and down the chain and updating clients 1/2 hour x 12 weeks = at least 6 hours.

So the total could be 25 hours for some shorter and other much more.

On top of this time is our costs –

  1. We pay office rent, rates etc  to display your property in our window and be a local hub for all house buyers to come to.
  2. We pay newspapers and magazines to advertise your property.
  3. We pay property portals over a thousand pound per month plus our own web developers to advertise your property.
  4. We pay staff wages to do all of the marketing of your property.
  5. We pay for local advertisings and marketing to drive buyers to our website and office to see your property to buy it.

All of the above sometimes we do not earn a penny if a seller decides to stay put at the eleventh hour. This means the sales that go through do pay a higher amount to have the privilege of paying after completion. If for instance everyone paid whether it completed or not the fee could be reduced by a lot. [If we acted like the Online call centre agents a very basic service from a centralised office in the middle of no where and you pay whether you move or not we could match their rates] but if we did sellers would suffer – poor service – less local marketing – in the end a much lower selling price. It would be a false economy the call centre agent would not be incentivised to get the sale through and many we see get much lower offers some between £5,000 and £35,000 lower than we get.

If you divide our basic running costs by the amount of properties we sell this could be £2,000 – £3,000 per property.

Solicitors charge £200 plus VAT per hour so this would be even if we charged half that per hour it would be another £3000 on top.

The bathroom can be one of the real ‘feature’ rooms of the house for many buyers. But without spending a lot of money on remodelling, we tend to be fairly stuck with what we have. So how can you simply and inexpensively make the most of your bathroom when coming to sell?

Cleaning is an easy one. This is not to say you don’t clean your bathroom on a regular basis, but prior to selling is a good time to give things a real scrub: the bath, the sink, the shower, the toilet, any tiled surfaces, see how well they can come up.

Make the most of any storage spaces. Bathrooms can be an easy place to get cluttered, especially if shared by several members of a household. Everyone’s shampoos, shower gels, deodorants, shaving gear, and so on and so forth – try and clear it out. Maybe it’s time to invest in some wash bags for a while, so people can bring their stuff to and from the bathroom. Similarly, don’t leave cleaning products out. Maybe make sure they are downstairs, under the kitchen sink. Sponges, flannels, whatever else, get them out of the way. Potential buyers know that people already use this bathroom, they just don’t want to have to think about it too much.

What upgrades can be made? Maybe an expensive set of towels, a nice toilet roll holder, loo brush, soap dish. And maybe even the bathroom mirror. Find these items which can be upgraded fairly inexpensively to make the most of what you have.

East Preston film society salutes John and Freda Packham

Monthly cinematic films have been shown in the village since 2003, initially in the Village Hall and since 2011 in the Conservative Hall.

Throughout this period, John and Freda have been ever present on film night , performing a multitude of roles including ticket sales / collection, tuck shop duties, selling of wine / raffle tickets, preparing the venue pre-opening and tidying up post film show.

On Saturday 13th February 2016 over 100 people attended the East Preston Film Society showing of ‘The Lady in the van’

During the interval, a special presentation  – donated by film society sponsors, Cooper Adams Estate Agents –  was made to John and Freda in recognition of their unflinching services to the local film going community.
