pmaThe Property Misdescriptions Act 1991 makes estate agents responsible for providing accurate descriptions of the properties they are selling. Under the Act it is a criminal offence for estate agents to make statements that are misleading or false to a material degree.

So, for example, stating a property has two reception rooms when it has only one reception room plus a scruffy lean-to conservatory would be an offence. As would stating falsely that a property had been treated for wood rot and issued with a 30-year guarantee.
